Land in Space.......

Question

In the future when Earth starts to send colonies to test of living conditions on the moon ,and perhaps Mars by the way NASA has been talking, what countries will have claim to the land? America was the first to the moon, and very likely will be to Mars, would that give the U.S. exclusive rights to the areas?

They'll probably work out a deal like Antarctica where no one owns the land but every country has access to it.
