Landlord Tenant law in New Jersey - Additional occupant condition?

I just moved in with my sister at her rented house in new jersey. she lives in the upper house while the landlord lives in the basement. her lease will be up in October 2008. the landlord just delivered a lease renewal notice with some new conditions. it says that only my sister, her husband, and her kids can stay and that if there is any visitor staying for more then 7 days (in this case, its me) , then my sister will have to pay a $300 extra rent for each month as long as a visitor stays at the house. is this Legal? can he do that? my stay here is temporary anyway. i just wanted some insight in new jersey tenancy rights

  2. Yes, it's legal. Landlords do that because it's extra wear and tear on the apartment and if it's a double house the landlord if probably paying for the water. With you there that is extra showers. Your sister had no right to move you in without the landlords consent and you have no right to be there. If your stay is temporary you should be gone by October.

  3. Yes, this is legal, as long as she has 30 days to move out before this new lease comes into effect.   She can choose to move if she does not like it.

    Since this will not be effective until October she has plenty of time to find herself a new place.
