Landlord and Repairs ?

Okay so last wed I told my landlord about my AC leaking water all over my carpet in the hallway. and I told them for the second time about my stove. So her and her dad came sat to look at everything and it was beyond their fixing. So she said they would call someone for the air, and someone for the stove and she would have them call me so they could come when I am home. Well we are going on wed again and I have not had one call from a repair man, and I cannot get in touch with my landlord. The water is spreading and I have a huge puddle in my hallway !

How much longer should I wait, this is a very big health issue since the carpet can mold, and I am highly allergic to mold.

  1. Take pictures and document everything in case you end up taking your landlord to civil court.  It is the landlord's responsibility to keep your unit habitable, and if she doesn't, then she is basically evicting you without cause (I forget the legal term for this).  Look up your state's tenant laws on the HUD website.  Good luck resolving this issue.


  2. Legally the landord has 30 days or so to resolve a non emergency issue.

  3. Send all of your requests by registered mail so someone has to sign for it. Make sure your signature is on the letter and that you keep a copy of the letter.

    I don't know what landlord/tenant laws dictate where you live but where I live, if your third request is not answered get the repairs done yourself and withhold that amount from your rent along with a letter stating that you are doing so.

    This way you have a paper trail and proof that you tried to remedy the situation in a timely manner and she can't keep your damage deposit or evict you for non-payment of rent.

  4. i would say pay for the repairs and then send the bill to the landlord.
