  1. You aren't reading it correctly.  If you don't pay by the 10th day, the landlord can go to court and the judge will order you out by a certain date.  The court date will probably be 20 days after your 10th day.  So you had 30 days before the sheriff arrives. /

  3. The 10 days  begins the date it is served upon you- just like a service of a civil restraining order (if ) in Oregon. They also need to serve it to you via postal mail, which will be the day they filled out the paperwork and dated it. If they were smart, they would serve the same day they dated the notice. I don't know of any state that gives just ten day notices. I know of the 72 hour no pay notice- and the 30 day notice. I'm not taking sides here and I am sorry for your misfortune, but the reason for eviction was not mentioned, so we have little information to go on here. You are lucky if they are giving you ten days if they claim you have not paid. If you are being evicted for other reasons there may be different rules. Some places can evict you immediately if there is a restraining order on you- not that I am implying there is one. But I am not a lawyer, so my advice would to seek advice from one (even a short 30 minute consultation) if you feel unjust reason for eviction.
