  1. Don't worry about receiving anything from the landlord.  You are past that stage.  The sheriff is sent by the court that evicted you.  Either get to the courthouse today or start packing. The sheriff will empty your stuff in a very short time.  .

  2. Did you go to court?

    Were you ordered out?

Landlord doesn't deliver summons of eviction

  3. No.  They have to go through the legal process.  In California, that would be a 3 day notice to pay rent or quit, followed by filing an Unlawful Detainer action.  Only when they have received a judgment can they show up with a Sheriff and remove you.  The laws of your state might be different, but all states have some kind of legal process.

I think they're bluffing to get you out.  If things have deteriorated to this point, you should probably start looking for a new place.  An Unlawful Detainer action will be reported on your credit, and it is not good!

  4. If your case has been to judgment, yes.

  5. If the landlord's rep was not able to find you, or you refused to open the door the summons could have been mailed.   Completely legal, but it requires them to wait an additional 5 days before the sheriff comes.

You do not have to worry about the sheriff, they will not do anything unless they have the proper legal order.

The landlord could not personally deliver the summons, it had to be an independant person.
