is it normal to ask for up to 3 months rent before tenant moves in? (tenant is a student and being asked to pay three months before term time)??

  1. Yes, for a risk tenant.

Yes, they do that around here because of students....  high risk factor in Philadelphia.  It's normally 1st, 2nd month and last rent.  So you don't pay rent for the first two months and you don't pay last months rent after the deposit.... or sometimes you don't pay the first and last- and you get the 2nd months back.

  3. It is normal if the student has no income.....Not before a move in, only when the lease is signed....

  4. Yes, it is normal if you live in an area where people move in and move out all the time. In South Florida, even if you're NOT a student, you're required to come up with First, Last and a Month's security (that's three months' rent) right at the start.

  5. Many landlords want the first and last months rent plus the security deposit. They do that so tenants can't use their deposit for the last months rent leaving the landlord with damages and cleaning cost. It's all very normal.

  6. as in first, last and security? it is a little excessive but  if that is their policy. i have had to do two months.

  7. Sounds like discrimination based on what you have stated.

    If it is only because it is a student and other tenants are not treated the same, there are grounds for contacting the Fair Housing Board.
