Lease almost up - need to break it 1 month early (a little long)?

We live in OK. Our lease is up in Oct. We have the opportunity to buy a house and move in the first week of Sept. My lease does say 30 days notice, which would mean I'd have to get the letter and such done very soon.

We put down a $500 deposit...would it be better to allow the landlord to come up with a solution or would it be better to offer the deposit +$250 (which equals a months rent) for September's rent?

There are things that they were supposed to come and fix and they haven't (mold in the closet from a leaky outside wall in my toddler's room, for one). Can I use that as a "bargaining" chip? I have it documented...also, if the lease is UP on Oct 3, we wouldn't owe for October too, would we?

  1. It's too much trouble to try to negotiate your way out of eating a single month rent. Plus there is no guarantee the closing will happen exactly on time. Simply notify the landlord before September 1 that you won't be renewing.
