I am selling my car today to a man. He is paying me the full amount in cash.

He will take the car when he pays me the full amount.

The deal is he cant get a title transfer until his daughter comes

into town-i believe in a week.

What should I specifically put in the contract?

I will make him sign stating he will get the title transfer done within 20 days like it states on the title of the car.

  1. What state are you from.  Usually all you need to do is print, sign, date, selling price, miles and check what the miles are, on the back of the title.  Have him sign and print names and get a photo copy for mileage and sales purpose, in most states it's not your responcibility for him getting a title.  It doesn't matter if he does not get a title in a year as long as you can prove you sold it with a photo copy of the title.

  2. get a release from liability form from your dept of Motor Vehicles.
