Looking for investor/lender short term

Question

My partner and i are looking to buy a plot of land but due to credit crunch and adverse credit there is not a lot of lenders that cater for us. We plan to build 2 3 bedroom semi detached properties. Area is well sought after. My partner is a builder. We have 30k to put towards it but need around 150k to complete build. We would only need to borrow money for approx 10 mnths. We have been quoted high bridging costs which we can afford but have been turned down. Anyone interested in making some interest on money sitting in their savings account. Obviously legal documents will be drawn up to keep everything above board.

So for my 150k, what do I get in return? You don't mention any specific details of the deal. Will I own part of the land, for example?
