Metal roofing question?

I was asked to put a bid in on this job, however I told the person I didn't feel comfortable on this roof as I have never been on a metal building roof top and it's about a 7/12 to 8/12 pitch. I don't have a harness as I usually work on shingled roofs and feel more comfortable on them. I don't want to have to fork out money on a harness on this minor job. I did tell this person I would help her in finding out what she should pay someone, or atleast make sure she didn't get taken for money. I have no idea what the charge is cause I've never done this kind of work.

This is what she wants done. I don't have the measurements of her building, however her building is leaking cause it's over 12yrs old and the rubber washers around the screws have detiriorated over the years. She either wants each s***w hole caulked, or each s***w taken out and a new one with the rubber washer put in. What would b her best option? Also, what is the charge on something like this?   1. If she wants a quick and easy solution then caulking the screws is the best option. Acording the consumer association, its sealing it this way is a excellent way to cut home energy costs and decrease the household carbon footprint (I dont know how).  Replacing each washer might just be painstakingly long, and fiddley, and might be of a higer cost than the caulking. Caulk costs about £2 for a cartrage.


  2. If the rubber washers are deteriorated I would suggest replacing them. I would charge a minimum of a days charge if it's a small building and two days if it's a house. 7-8/12 isn't that bad on a none rainy day yet If you feel unsafe then you probably should get a harness.  

  3. If the leaks are that old, just replacing the washers won't do it. The seepage of water over the years has most likely compromised the area around the washers. You will need a type of elastomeric caulking in addition to the washers, on each one! Pain in the ***! If you are not used to metal roofing either, I would pass on this job, and find someone who is used to that slippery c**p. Super hot and not worth what you might normally charge, and probably not worth what you might high ball it at. "Run away!!".

  4. The price depends on your area. But as far as walking on a metal 7 1/2 to 8 1/2 / 12 pitch, very hard to walk on , real easy to slide off of and get ripped open by a nail head on your way to the ground.

  5. in order to correctly answer this ques,   size of building and location..city or state, a building permit may have to be taken out,,also here in Mississippi,,the screws are expensive,,bout 7.00 per pound,, on a 3 ft, x 12 ft. piece of metal roofing ,,there are bout 24 screws,thats bout 1/4 pound,,, material would be bout 2 .00  labor 20.00 per sheet,,, that s  22. 00 total per sheet,,,,

  6. This is something that should be done on a hourly bases , What state do you live in? It shouldn't take to long to replace all of the washer nails . This would be the best way to do the job .
