Mobile Homes , What would you do?

The house we live in, we own. its about 50 years old though and everythings slowly falling apart, if its not one thing its another. like the floors are giving away, the foundation is slipping. We are thinking about buying a mobile home trailer. a 3 br hopefully as theres 2 kids and the parents. My uncle is going to help us buy loaning us some money. The thing is he can only spare $3000-$4000 which is VERY generous, considering we are basically poor. we have bad credit to. We looked at a new single wide once, it was like a dream come true, 3 BR 2 Bath very nice. but should we use what he is giving us as a down payment on a new one or buy a used one?

  1. A lot of older mobile homes have problems similar to what you are describing in your current home. If you choose to purchase a used one, please make sure that it is a newer model and that the foundation is solid. Also check for leaks or damage from previous water leaks as trailers are notorious for water damage! Finally, do what you can afford, but make sure it is an investment that will last. It won't be worth your money to buy a used one that will only last a few years!

The age of your house is not that old.  Many of the homes in my area are over 100 years old, and some 200!  Maybe your house just needs a good makeover.  Did the floors get wet from water leaks in the roof or pipes?  Do you have termites or mold problems?  Do you live in a flood plain.   You were not very clear on what the problem(s) are.

    Many old trailers are built stronger than the newer ones.  But if you can't keep a house up, how much trouble are you gonna have with a mobile home?  I think you need to get a good home inspection and see if you can keep the house.

  3. Buy the best you can possibly afford. If you're in the US, look at foreclosures or short sales.

    It's not wise economy to buy a cheap used mobile home. They often have terrible problems that will cost you more in the long run than the newer home would.
