Moving Gas Boiler?

I am thinking of buying a new house but would need to remove the wall splitting the kitchen and the dining room, however this is where the gas boiler is located. Any idea how much it would cost to move it from this wall to the main back wall in the kitchen. It is only moving it about a foot as the wall it is located on at present is at a right angle with the wall I wish to put it on. Thanks

  1. I'm CORGI registered and it is very difficult to tell you a specific cost, however, the work involved is as follows -

    Test the gas installation to make sure there are no existing problems

    Test the boiler to make sure it is operating correctly

    Drain down the system

    Remove the boiler, flue and any fixing bracket

    Core drill a hole for the flue

    Rehang the boiler

    Fit the flue and make good

    Make good the existing flue hole

    Alter all existing pipework

    Refill the system and bleed all the air

    Retest the gas installation

    Test the boiler for correct operation

    Flush the system and add inhibitor

    Recommission the boiler

    Issue certificate

    Now, if anyone says they can do all that in 2 hours, kick them out of your house immediately!

    The reason it is virtually impossible to give you a cost is because there are many different circumstances that have to be taken into account - Is the boiler balanced flued or conventional flued? Is it a combi boiler (more pipework)? Will the flue need to be replaced? Do floorboards need to be lifted to alter the pipework? Where in the UK is the house (if it's a large city the hourly rate is likely to be higher)? Does the boiler have a cast iron heat exchanger (too heavy to lift on your own!)? Has the boiler been fitted legally in the first place? Is the gas supply of an adequate size? etc etc

    Assuming it's a straight forward boiler move, I would probably quote you for a days labour plus materials (pipe and fittings etc) which would be approximately £350 in total, but bear in mind that I haven't seen what is involved and I live in Devon where it's probably cheaper than, say, London. You would also need an electrician (or at least a CORGI engineer who is 'Part P' qualified) to disconnect and reconnect the electrics to the boiler.

  2. Don't know why Hellequin got a thumbs down - he's absolutely correct. Best answer I've read lately.

    This job can not be rushed.

    Go to the Corgi website and try the consumer area for good advice.

    If your boiler is more than 6 - 7 years old it may not be worth moving. It maybe difficult to get a flue (if it's damaged getting it out) for a non-condensing model.

  3. You really need to consult a CORGI registered gas fitter, because moving the boiler may violate regulations regarding ventilation and distance from windows and doors. These regulations have changed in recent years.

  4. Get three different quotes from three different corgi registered engineers. I used to work in the industry, anyone tries to charge you over £120 (2 hours labour) they are taking you for a ride, and believe me, there are plenty who's business is to do exactly that, dont go paying for a dodgy engineer's friday night's drinks!!

    To do it yourself is illegal and would make any insurance void, dont do it!! you could kill yourself and your neighbours! be responsible and employ a Corgi Registered Engineer

  5. Get some quotes from local traders,this job should take no longer than a day so long as there are no unforeseen problems.
