I am buying my mobile home. The only thing is I have to move it out of the trailer park it is in. How would I get a loan for the land, utilities, and move/setup. I have all the contact info for the movers and all that I just need to get the money to do it. I am running out of time.

  1. Getting a mortgage for this can be like pulling teeth. The best way to get one is to have the  land owner take back the mortgage. They have an incentive to  take it as part of the sale.

You will need to arrange for moving financing, and making an arrangement with the mover may be an option. But you may need to find a line of credit.

You have to be careful not to commit to a total payment level you can not make.

  2. You will not get a loan for the land, you need to pay cash.

You are going to need about 50k for the set-up, mostly for the septic tank.     I would think a construction loan would work for that, which converts to a conventional after you are done.   You need 25% of the total cost cash up front.

You could not start out with a conventional loan for something that does not exist yet.
