Multi unit offer/buyer contracts- I would like to have a good buyers contract for multi family apartments.?

I would like to make offers contengent on seeing the projects ( dropping the sellers that dont agree on price). This would give me a more optimal way of looking at apartment complexes.

How will you know how much to offer, if you haven't seen the building yet, or looked at the seller's figures on rents and expenses.
