Must a rentee give a renter the security code for a commercial building's security system?

I'm renting a commercial building where I recently enabled a disabled motion detector security system. I pay the monthly fees for the system. I can think of some good reasons to give the renter the code to disable the system but I would like to know if by law he would have the right to request it from me since I don't actually own the building.

  1. I'm not sure what the situation is here, and what you mean by "renter" and "rentee".  Do you mean--

    You are renting a commercial building from another owner?

    You are renting out space to another tenant in that building?  

    Or are you asking about giving the access code to the owner of the building?  Yes, you have to give it to him; the landlord needs to have access to the building.  This is the same reason why you can't change the locks on a property you're renting.  

    However, state law may vary where you live.


  2. The renter NEEDS to have this information. In case of Emergency, the authorities will notify them first, as the listed owner.

  3. In Oklahoma, the renter has to have access to the rented property 24-7, unless you've specifically stated otherwise in the contract.  Check the laws in your own state, but most on this point will be similar.

    Does your alarm system allow you multiple codes?  If so, you can give the renter a specific code, then if something turns up missing and his code was used for entry, you have evidence against him.  If not, you may need to modify or change your system/service.

  4. If your lease requires you to give the landlord a key, then you must also give him the security code.  They travel together.

  5. Depends what state you live in and what the laws are.. I would say you do not have to give it to him, as if he wants to enter the premises, he is required to give you advanced notice anyway...  but I would check my local landlord/tenant laws...
