My Aunt wants to leave me her apt. However I'm not on her lease. Do I have any rights to her apt.?

LOW INCOME RESIDENTIAL BUILDING. AS STATED PREVIOUSLY I'M NOT ON HER LEASE.

  2. No, when she passes the lease ends.   She can not dictate to the landlord who the new tenant will be.

Your aunt's apartment is not part of her estate so she cannot leave it to you.  However, you might consider going to management and ask if they will add you to the lease while she is still living.  Since this is a low income residential building you would have to demonstrate that you qualify.  Also they would have to agree that you could move in with your aunt.  If this works then after she passes away you would take over the lease.  It's worth a try.

    You don't say whether you live there with her or not

    But tenants cannot tell LL whom to have as tenants, regardless ho long they lived in unit and how great a tenant they are

  5. None at all, in fact if they even are aware that you are living there she could be evicted.

She doesn't "own" the apartment therefore she can't leave it to you.  Since it is a low income building there are usually rigid qualifications for tenants and there may be a long line of applicants for any opening.  To find out if you have any advantage obtaining the apartment you have to ask the management.
