I broke up with my BF and moved to another state with my family but I have an $800 deposit I dont want to lose if I cancel my contract. Im trying to rent it to students since its on the University area. Can I get in Trouble? what can happen if I get caught? What are my options?

  1. You will lose security, be sued for damages the tenants cause, ruin your credit/rental history, and never be able to move into another low-income apartment again.

Lose the deposit, b/c you can lose a lot more than that with the course you are on.  Besides, you are talking about college students, you KNOW they will cause trouble and you will get caught.

I'd be really pissed if a tenant did this to me.

  2. You need to read the contract you signed.  I'm sure it will tell you whether or not they will allow you to sub-let the apartment.

    Good luck.

  3. Of course you will get into trouble.   You do not own it, you can not legally rent it out.

  4. Unless the landlord gave you permission to sublet the property, than you can get in trouble. If anything happens to that apartment then you are responsible for it. Either talk with the landlord/owner or make sure nothing happens to it. Good Luck. I would not do it personally. It might be cheaper just to get out of the lease.
