all window AC units leak water. But they have a drip pan and an outlet for this water to escape outside (as I sit here and type this I can hear my upstairs neighbors drip onto my AC unit).

check the drain plug for leaves or debris that could be blocking it.

Real quickly.  You need to stop this fast.  The smell and the stain are tough to deal with.  If you rent, get the landlord on this fast.  Bleach will help, but will ruin the color on the carpet.  Good luck.
