My assistant just received a section 8 voucher. She says she has?

terrible credit. Is it possible for an apartment community to accept her with very bad credit.

Very possible. It depends on the requirements on each community. Generally though, she'll have more luck searching for a duplex owned by one person. That type of landlord is less likely to do a credit check in the first place.

yes it is it just might be hard finding one that accepts section 8 vouchers and one with the amount of rent for the voucher...they rarely care though since they make guaranteed money from it...

...and for the zor whatever information section 8 does NOT take anyone and it is a helpful program for families in need who are not blessed are forunate enough to make it on their own and need a little assistance

When rent is paid by Section 8 - they don't look at the tenant's credit as much if at all.  The point of a credit check by landlords is to make sure that she can pay the rent - with section 8 she is already not going to be paying the rent.  So her rating doesn't really matter.

If the rent is $675, HUD pays the landlord $600.  Your friend pays $75.   Can she afford that.  If so, she is cruising.   .

It is up to the individual landlord. He is legally allowed to (and the smart ones do) use the very same criteria for Section 8 as "normal" tenants.

So there may or may not be a credit/criminal check, there can be significant deposits or co-signers required. Or he can just rent to the first warm body walking in the door waving a check/voucher.

Perhaps and perhaps not.  That is up to the landlord to decide.  There are no requirements for landlords to accept Sec 8 voucher holders with bad credit records.

Sec 8 only pays a portion of the rent, depending on her income.  If the portion SHE has to pay is significant, she might find herself denied purely on her terrible credit.
