My credit is bad and I need to fill out an app for a house. Why do I have to fill app when I'm not paying?

I will not be paying anything on the home but my significant other will be. Why do they still need my credit app? What should I do? I have bad credit and I'm worried it's going to s***w things up for us. Should I just be up front with the owners of the Mobile Home Park?

  1. Are you buying or renting?

    If you are buying . . .then it can just be in the partner's name unless there are specific guidelines for the Mobile Home Park.

    If you are renting, all occupants need to be on the lease - the owners want to make sure that you are BOTH legally responsible for any damage or if you end up leaving without paying the rent.  They also want the security of knowing who is living in their property.

    I would be upfront - they are going to find out in the end when they do a credit check . . . if your partner has good credit and you are acknowledging your issues as well as taking responsibility for them and an effort to improve  it . . . they will be more likely to accept you as tenants.


  2. It depends on who owns the place.  By law all people over 18 years have to give their personal information on the application.

    When I was an apartment manager and a couple came to me and explained their situation, I was more open with my decision.  If one had good credit and the other didn't, I would require for them to put an extra security deposit or pay two months in advance.

    Are both of you employed currently? Can you show/proof that currently your credit obligation are current?

  3. Because you are going to live there.  They must have on file all who will occupy the residence.

According to the law, all applicants who's over 18 years old has to fill out an application even though you're not the main lease holder.  LL has to run a credit report on both of you because you both are jointly liable for the payment of rent.  If your significant other fail to pay rent, the LL can go after you.

    The landlord has the right to have all adults that will be living in the property fill out a n application. The landlord also has the right to run all required checks (credit, criminal, court, reference, employment) on each adult.

    The landlord has the right to deny all applicants if one does not meet their criteria.

    The landlord is protecting themself by having all adults fill out an application and sign the lease.

  6. If your name's not going on the mortgage, you don't need to give them anything. HOWEVER -- if this is an upscale mobile home park, and is run by a homeowners' assocation, you MAY have to get approval from the association to live there and that DOES include a credit check.
