  1. i think its actually fair if you ask me

  2. You should be trying to help your dad keep the costs down.  Carpeting isn't that important unless you have big p**p stains on it or something.  If something functional like the toilet or refridgerator stops working, then he should have that fixed.  Other than that, you should try to help your dad out.  He's probably trying to save for retirement.  If the carpeting is dirty, then have it cleaned.  Carpeting is very expensive.  If you want new carpeting, buy a house and then you're in control.

  3. This isn't really the standard way to do this but it sounds pretty fair.  Admittedly he (as the landlord) should be fixing stuff that breaks due to normal wear and tear, but he is giving you several breaks in the form of paying the water, no deposit, and probably a good rent (seeing how he hasn't raised it).  Just let it go, sounds like a pretty good deal.

  4. He's being more than fair to you...... You try to to rent a place on your own and the landlords won't be that nice on you.........

  5. You are more than lucky with your deal. Why does he have to replace the carpet every couple of years? Wait until you have to deal with other landlords.. you'll see how lucky you are.
