  1. Homeowner's insurance does not cover appliances (the boiler itself or piping itself) or normal wear.  You didn't say if there was any actual damage to the home.  If something happens and the owner does not take immediate action to reduce further damage (removing the water and drying out the home), insurance will not cover subsequent damage that could have been avoided.

    Tell your friend to call her adjuster. The adjuster can explain why they will not pay.

  3. There isn't any question here.  I'm not sure what she's asking them to pay, but the denial letter will reference exactly what they are denying, and why, and will tell you what part of your policy you can look at, to see for yourself.
