My friend rents a house and she is installing a pool with her landlords permission.?

Who needs to get insurance coverage, the owner of the pool or the owner of the land, or both? Since the pool belongs to her, we are thinking she needs the insurance incase the pool breaks or whatever. What about liability coverage? Anyone know?

  1. i assume she is installing an above ground pool.  she needs to make sure her renters insurance coverage will include not only damage to her property if the pool breaks but also the liability coverage.  since she has her landlords permission to do this, he knows she is doing it and he also should be sure he notifies HIS insurance company that there is now a pool on his premises.


  2. Both need to get the coverage.  Both can be sued.  

    She needs a renter's policy, she might specifically have to schedule the pool under "other structures", but she needs to have an agent explain exactly what is covered - Oh, the lining broke, or the pool wall collapsed, there isn't any coverage for the pool itself.  The renters policy includes liability, AND the coverage for her stuff.

    The landlord likely already has liability coverage - having the pool won't change that.

So, you're saying that your friend is spending thousands of dollars to improve her landlord's property?  That makes no sense.  Nevertheless, they both need liability insurance.  The landlord should have a policy that insures the house and other structures on the property, plus it will have liability insurance, too.  The renter should have a renter's policy which will have liability insurance to cover the renter.  If someone gets injured in the pool, they could very well both be sued.
