  1. you can sell it buy owner, with a realtor or you can all the we buy ugly house people. they buy houses at the minimum value/or under.

  2. Hire a good Realtor from a well known company.  The commission he charges is negotiable.  He will probably want to charge you 7 percent, but he will do 5 percent or 6 percent.  It cuts in to your profit, but it is worth it.  Do not sell it by owner, it is a pain in the butt, believe me.  After you sell it, you will also have other closing costs:  transfer taxes, attorneys fees, utilities etc...

  3. Look up various real estate personnel who are willing to help you sell the house as is.  You can look in yellowbook.com for a local place, or go with one of the traditional services, such as Remax.com

  4. Contact a Real Estate Agent. They should be able to help you with selling the house. You can sell it as is through the real estate agent. There never is a fast way to sell the house. Are you sure you want to sell it?
