Question:

My husband and I are considering getting a doublewide on some land. But we don't have any credit?

nobody works with that. But, if we called up some mobile homes sales places, and say, "Do you have anything like a reposession we could get into" that usually turns them off.

We're good for paying the payments, but we don't have credit. We're still wanting a double wide, even if it's not in great shape, or even if it's in-town.

What can we say to the dealerships to not turn them off?

  2. check on getting a first time home buyers loan...payments right around what you rent for....you have been paying rent?..this person can tell the bank how good you pay....good luck

  3. if your utilities are paid on time in last 12 months,you have good rrental record for last 12 months and even letter from the rent to own places then you have credit.also the interest rate on repo homes are actually higher than on used ones.try fha they use that stuff for credit references now.good luck

  4. Work directly with an owner or a bank that has taken one back.

    You say you don't have any credit.  Does that mean you have never used credit or that you have bad credit?

    If you don't have any, very carefully take out one credit card from your local bank.  Use it twice a year and pay it off in full as soon as the bill arrives.  This will be the beginning of a sound credit history.

    Depending on your income level, you might qualify for a Habitat for Humanity house.   A house is always a better investment than a mobile home.  Happy to hear that you are only considering a mobile on land.  That is important.  Never buy one on leased land as they are very hard to sell and depreciate rapidly.

  5. Look for rent to own,we finance,or something of this nature. The average mobile company wants to do their "thing" and get paid! They don't have a desire to be landlords,or contract holders for anyone. You also may look for people that invest,and then sell to you!

    Repair your credit

    6 months-12 months of making good financial decisions will repair your credit and then you won't have these problems

    You have made a series of poor financial decisions and no one wants to get into your next set of problems

    PAY all your bills on time and in full for 6 months, pay down your credit cards, stop using credit that you can't pay off when bill comes due, reduce spending, always pay 2-3 times minimum on credit card balances, and pay them off

    You're facing the natural consequences of your actions and choices over the last few years. . .you CAN turn this around if you are disciplined and you WANT to. . . .no one owes you a home, except yourselves. . . .so ACT now, make good choices. . .you CAN DO IT!
