Question:

My landlord keeps turning my water off!?

I'm have a bit of trouble with my landlord. My water keeps getting turned off, without notice, for hours at a time. When I call to ask, "why?" and "when will it be back on?" They give me a vague answer such as, "they're working on something, it will be back on sometime today." I don't think that it's legal for them to do this without notice, but I'm not sure about it. I live in NC, and I pay my rent on time, every time! Please give me some advice on how to keep this from happening in the future.

  1. It is perfectly legal to shut the water down while they work on the lines.   The only restriction is that it be within normal operating hours.

You can not deny your landlord or the city from working on the water system.

  2. If they are actulley working on it they are aloud to do it... but if your landlord is just yanking your chain..  he has no right.. If i was you i would move out or report him to town hall or city hall

  3. Look up Landlord Tenant Laws for your state.  In Florida (and many other states), you must notify the landlord in writing of the shut-offs.  As long as you have put your complaints in writing and he/she continues to shut off water or avoid paying, you may be able to withold rent and/or take him to court.  The Landlord Tenant Laws outlines everything including how long the landlord has to comply - in FL, it's a week.  Look it up and referance the section codes in your letter.  Date everything and document all times he/she has shut off the water.

  4. I think they should have to give you some kind of notice, talk with your local police department (they should have a non-emergency number).

If it is necissary for upgrades, they have the right too.

  5. .     You have to be a little more adventurous.  When it goes off, walk outside and see how far you have to walk before you see workmen from the water company.  Then go to your neighbors on both sides and ask if they will turn on their hose for a second to see if there is water.  If there is, phone your landlord and say "The workmen have left, you can turn the water back on."

  6. It is legal for them to turn off the water without notice if they're working on something essential to the workings of the plumbing system - not nice but legal.

  7. This is illegal! Call 911 Tell that you have an emergency and fallow instructions.
