The landlord/owner is going to stay on the couch on the weekends and use the kitchen, bathroom, garage, etc and keep all of his junk here. Is this legal? Also how many people can you have stay in a rented home with seperately rented rooms. This is a 4 bdr. 2 bath house.

  1. Contact the building code officer in your township.  The owner is taking advantage of you and the other renters.

  2. Who owns the couch and the dishes/pots/pans?  he doesn't have the right to use that stuff unless it's his.

  3. No that isn't legal. As long as your rent is up to date, he can't park himself in your living room and expect to use your things like they were his own. In most states if it is a 4 bedroom, 8 people could live there, two to a bedroom.

  4. Not sure if it is legal but they are certainly taking advantage of you.

Did you sign a rental agreement for 4 bedrooms or 1 bedroom?  I don't think they can move in without giving you a rent decrease because you have just lost use of your couch on weekends and all the space for the owners stuff. That should all be accounted for and deducted from your rent.

Go to this site and entering your state:-

    http://www.hud.gov/

Then look for a section on Rental Help and Tenant Laws.

Also, google your State Bar Association and search for landlord/tenant laws. See if you can file a complaint.

In my state, a 4 bdrm house can house 8-10 people because the living room can count as a bedroom and 2 people to a bedroom. These rules vary from state to state.

    Best wishes.
