Question:

My leasors won't clear the sidewalk.

I live in an apartment complex in Ridgeland, MS. There are around 120 1, 2, and 3 BR units. The sidewalk which leads to my unit and 3 others is covered in constantly wet mud, and the 6 inch grass border has been walked on so much, it is swampy and muddy as well. Despite many complaints to the apartment managers and the parent company Mitchell Management, they will not do anything about it.

Every time it rains, I ruin another pair of shoes walking through the mud and swampy grass. I have nearly another year left on my lease. Not to mention, when I checked, it turned out that I am paying MORE than market value on this apartment (meaning that I pay more than everybody else in the complex for my size unit).

What legally (or slightly less than legal) can I do?

  1. Get off your butt and clean the sidewalk yourself, put grass seed and hay over muddy areas.

    As for what you are paying for your apartment... you signed the contract and aren't any different then the thousands of people that bought a house prior to the housing market crash.

Get the City of Ridgeland involved because legally any property in the city belongs to them.  Let them know the situation, they should come to your complex and give warnings to the owners to clean it up if they don't they will get fined sooner or later if it comes down to it.  Here is your cities website check it out and see what you can learn.  http://www.ridgelandms.org/community_dev...

  3. Send an email to the management company, and say that you have cc'd your lawyer.  If they don't answer, send again with the title 2nd notice.  Then, if they don't answer that, send a certified letter to the owner of the building.  If that doesn't work, go to the association meetings.  Usually once a month for people that own in the building.  

    If nothing works, park your car in the lobby.

  4. if they don't work with you, it's time to reverse the exploitation process...........menatime, go to wallmart and buy some boots to protect your shoes

  6. Your landlord is responsible for the sidewalk. Next time, photograph and give a copy to the management and a copy to the city or town dept of buildings with an explanation of the problem. A landlord must provide a clean sidewalk at all times.
