Is there a program or company I can go through that pays off the large part of your mortgage so you won't go into foreclosure & you just pay them back in reasonable installments?

You're asking if there's a program that would be guaranteed to be unprofitable. If you can't pay your mortgage now, what would make the lender believe that you could repay your current principal plus accumulated interest later?

UNLESS you do a refi--that's what a refi is. . .can you and your property qualify?

there's help at your current lender due to the new law. . .contact them. . .talk to them. . .talk to more than one person there and see what options are available

making poor choices got you into this bind. . .don't make more poor choices now and compound your erros, worsening your situation

YOu can modify your loan, the american modification agency does it and saved me from loosing my home. They caught me up on missed payments and restructured my loan so my interest rate dropped so i could afford my mortgage again! my agents name was dave and his email was [e-mail]

Try hopenow.com.  They won't pay off your mortgage but they will try to work with you and the bank to set up a mortgage payment schdule you can afford.

Sounds like you bought a house you couldn't afford.  Sell it, and buy something that's within your budget (ideally no more than 25% of your income for the mortgage + taxes + insurance per month).
