Question:

My son told his apt. mgr 5 times that he has no hot water, but it hasn't been fixed. any suggestions?

To Ryan J: You don't have to be snotty... you don't know everything. He's handicapped... and he doesn't know WHAT to do. Idiot... judgemental isn't a good quality.

  1. Threaten the manager with legal action. I'f he's paying for it and hes not getting it, that is illegal. Put it in writing and say, "look, im sick and tired of asking you politely to turn my hot water back on. either turn it back on in (2 days, for example) or im taking you to court." It seems very rash, i know, but you need to take action like that if you want to get what you want.


  2. Put it in writing to LL.  Request that it be fixed this week; note the times it has been reported and how long he's been out of water.

    Do you know owner's name or company?  If so, copy them on the letter.

  3. Contact DHHS (Deparment of Health and Human Services) for his area.  If he is in a local town, contact the Mayor.  We had a similar issue with my mother-in-law and this got things resolved quickly.

  4. I went to a class taught by the judge at the local Small Claims Court.  He said that he wants you son to come in and fill out a simple 10-day notice and send it to the landlord; detailing the hot water problem.  If it's not fixed, you son is released from the lease immediately and owes no money.    

    The judge says that your son can't withhold rent.  That makes him mad. /

  5. Put it in writing, date it and have your son sign it.  Document on the letter every time he has told the manager he has no hot water.  Hand deliver it to the manager.  I would also call Code Enforcement in the city that the apartment is in,and give them a copy of the letter.  He could also lodge a complaint with the Attorney Generals office.  Give them a call, sometime it can be done over the phone.  They listen to the complaint and then call the manager.

    if he has his own apartment, let him figure out what to do.....
