  1. Be careful!  You need to know your state's tenancy laws.  Some state's now require 60 days for long term tenants and leases so doublecheck to avoid problem's.


  2. It depends on your state's landlord tenant laws and your lease.

    You need to Google your state + landlord tenant laws and look under terminations to see what amount of time is required. It can vary from 30 days to 60.


  3. You tell her Sept 1.   After she pays the rent.

  4. The best landlords care about their tenants.  Give her the notice today. Every day extra is a chance for her to start looking.  Especially if she doesn't think she did anything wrong and you would give her a good reference. I'm a landlord. /

  5. Legally, you must give 30 days notice prior to the expiration of the lease. But, as a courtesy, you can give 60 days or just tell her now that you do not intend on renewing the lease.
