My tenant wants his pet security deposit back after his dog died. Do I return it now, or wait until they move?

make sure that nothing happened to your house or what ever and as long as he doesnt get another dog, then why not. poor guy just lost his dog. just as long as you have a reciept that you gave it back and the date in your files.

You give it back after they vacate the premises, and after you have had the carpets cleaned to insure that there was no damage to the unit.

Giving it back at this point would be rather silly.

PLEASE DO A VERY THOROUGH INSPECION,  ASK THE OWNERS FOR THEIR ADVICE,  AND MAKE SURE THERE ARE NO PEE STAINS OR p**p STAINS,  THEN MAKE SURE THE OWNERS SAY IT'S OKAY, OR WAIT UNTIL THEY MOVE, THEY MAY CHOOSE TO GET ANOTHER DOGGY.......

I wouldn't return it.  I would explain them its a pet deposit and once they move out you will refund any unused portion.  If you refund the money they just might get another pet.  Then you have no deposit to cover any pet damage.

What if they get another dog?  I'd wait until after they move.  Also, you want to see if the pet caused any damage, after they moved, you will see it or not see it.  Good luck!

You don't know if he's going to get another dog, just as I'm sure he himself probably isn't sure if he's going to get another.

Also you don't know what kind of damage (if any) his dog did.

So definitely wait.
