There's no reason it can't be real.  Sony has an IR capable camera that will do the same thing.  It won't see as far, but will show the same IR image.  I see ads for it on occasion on the internet.  They show a similar picture.  The picture in your link is set up for max effect.  Most swimsuits have a lined crotch and you won't see what you see in the ad you have.  Even bras are lined.  So take the ads with a grain of salt.  You really won't see that much.  If you don't feel like too much of a pervert, check out women's swimsuits.  They're all lined.
