Need help about home insurance?

Im buying my dads house and my insurance will not cover the home becuase the roof on the garage is bad. I would like to no where I could get insurance just for the home alone, does not have to cover any belongings of mine just something so I can get the loan for the house. I live in baltinore, Md, thanks for any help.

  1. Speak with an insurance broker. A broker works with several companies and can get you the best price. To find one in Baltimore, log on to a website like http://www.homeownerswiz.com and fill out a form requesting a quote. Good luck!


  2. Ask your agent if they can write a basic policy and exclude the roof.   If not, call an independent agency that represent many non-standard carriers that offer this option.

  3. OK, a couple things.

    If you're living in the house, a homeowners is the cheapest way to insure it.  If you insist on 'cafeteria style' coverage - coverage for the house alone, and no liability and no contents - it's more expensive, than if you buy a packaged policy.

    Now, if the garage is attached to the house, every company is going to require that you replace that roof, because they legally can't NOT insure an attached garage.  But if it's detached, this is where it's important to have a good agent.

    You can get an agent to shop this out, and tell them you're willing to specifically exclude the "other structure" coverage - the garage - in order to get this covered.  

    BUT, if YOU aren't living in the house, it doesn't qualify for homeowners, anyway.  Then you need to go into details with the agent, and let them find you coverage.

    Bottom line - you CAN buy property only coverage, even if it's on a commercial policy.  But you're probably going to be very unhappy with the price, and even more unhappy with the coverage come claims time.

  4. You can get DP Basic Form, coverage only for the dwelling/building.  But if something happened to the building as a result of having bad roof and you didn't do anything to prevent the loss, no insurance company will be willing to cover the house.
