I am currently renting an apartment. Its a great old victorian house that was split into a 4 plex. Its got lots of potential, but the previous tenant went a little crazy with the paint. The first place I want to start is the bathroom. I have a sea foam green sink and lavender walls. I can't replace the sink, so I need to keep it. Its also a very small space, and I'm on the top floor so I half of the ceiling is the at the pitch of the roof. Anyone up for the challenge?

  1. oh wow.

you sure are in a pickle :P

but maybe repaint the walls to somewhat match the sink and add other color decorations.

  2. So, what do you want to do? What color is the tub?

    Here are the facts;

1). you can't change the pitch of the roof, as this is part of the building

2).Paint the ceiling white, and the walls an off- grayish-white with a touch of medium blue tint, (it'll provide a comfortable, relaxing mood) that will help the sink blend in

3). changing out the sink isn't that hard, here's how

A.) close the shut-offs to the sink

    B.) disconnect the lines @ the shut-offs

C.) disconnect the drain from the sink, @ the pea-trap

D.) lift the sink off of the wall

E.) install new sink in the reverse order, with these clues

1.) install new faucet on sink,

2.) install new vinyl flex lines on new faucet

3.) check condition of old pea - trap, replace if neccessary

4.) mount new sink on the old wall bracket - if possible, if not, replace bracket, mount new sink - (with new faucet, & lines pre - installed)

    5.) reconnect drain

6.) connect new lines to appropriate hot/cold shut - offs

And as an afterthought, if the landlord will allow you to access the shut - offs in the basement, replace the old gate valve style of shut - offs in your unit with the newer brass ball-c**k valves. This way, you'll know with just a glance if the water is turned on or not. There is no guessing about it, and they'll outlast the oldstyle valve by 10 times.

I am in the finishing stages of a project @ a friend's son's house where we have replaced ALL of the old steel lines (which were about 85 - 95 % plugged with rust), with 3/4 inch cpvc lines, (all of the way to each station), and then reduced the lines to 1/2 inch just before the newer style shut - offs that we installed also.

Every water line in the house (hot water heater, out side faucet, 1st floor bath - (sink, commode, tub) 2nd floor bath - (sink, commode), separate lines to feed the laundry (sink, washer), in the basement, and the kitchen sink, & garage (cold only) faucet is on the other line.

He's never had water pressure like this before in the eleven yrs. that he's lived there. And the 3/4" lines insure that he can take a shower & not be disturbed if somebody starts the washer in the basement, or flushes the commode upstairs. And every item on these lines has it's own shut - off, so you can replace any single item without having to shut down the whole house.

In addition to that, he has changed his mind several times, and has decided to replace the tub, both commodes, new sink in the downstairs bath, & replaced the 2nd floor sink with the one from the 1st floor. The challenges? The old tub was 2 & 1/2" longer than the new tubs of today, & the outside wall had a window with a sill that allowed water from the shower to ruin the wall. The window is still there, but I tore out the old wall, built a new one with a sloping sill, insulated it w/1&1/2" styrofoam panels, & used dura-rock instead of drywall, covering it with  ceramic tile for the appliqué. I also had to build a new wall on the plumbing end of the new tub that we installed. Everything is beginning to fit back in place nicely. And the changes that have been made, have been done with careful thought for taste in addition to lasting quality & endurance. His wife loves it, but just wishes we would get it finished. We are almost to that point, and if he doesn't change something else then we should be done by the end of next week. (I hope)

So plan out all of the changes that you want to make, & execute your plans in coordination with everything else that could be possible of getting in your way.

    Enjoy!

    Goodluck
