Need hints and tips on how top deal with people viewing your home?

our house is up for sale and we have lots of buyers looking around. the problem is i get tounge tied and when they've gone i'm thinking oh i should have said that or pointed that out. lol i'm usually the type of girl you cant shut up but for some reason as soon as people step through the door i'm struggling to speak to them. any advice on what to say and do will be gratefully appreciated :)

  1. You could write down the most commonly asked questions that you get with your composed answer.  Use it as your guide.  

    You could even make a easy-to-read handout listing all the features to give the prospective buyers.

    Hint:  When people are looking at your home, simmer a pot of water on the stove that has about a teaspoon of vanilla extract (real not fake) in it.

    It makes the house smell like cookies baking which in turn give the house a homey feel.


  2. Welcome them in, be polite point out good features / views. Let them look around by themselves for a while and let them ask the questions.

  3. i always find insulting them helps or wearing very little clothes! if ur attractive that is.

Sounds like you are a For Sale By Owner.  Your home is probably overpriced and you think its the best one in the neighborhood too right?  You shouldn't even be there in the first place while a potential buyer is looking.  A Realtor should be showing the home.  The best solution I have for you is to quit trying to do something you have no idea how to do on your own and get your house listed with a Realtor.  Considering your home is probably the biggest investment of your life why would you even consider taking a chance of selling it on your own?

  5. First of all, check out your details and see if they are correct.Highlight on that form those features which you think are particularly attractive and make sure you mention them. Always open up with "what is the position on your house?" as you don't want to waste your time on timewasters. Put the coffee on to give a nice aroma before they arrive and make sure the house is warm,tidy and welcoming.Always offer them the opportunity to go around again on their own after you have done the initial tour.Ask good questions like "how many children do you have?" "Pets?""Do you know the area?" the latter gives you the opportunity to do a sales spiel for the town/village/area such as, baths, gyms, golf course,libraries,good local pubs,restaurants etc. good luck, moved seventeen times!
