Need some advice, moving city and renting for the first time.. what do i need to expect?

I'm currently living with my parents in the uk and am planning to move in with my boyfriend in Sheffield as soon as possible. However, i have not yet secured a job there, (am working out my notice at the moment), although he is full-time employed. Do i need to have a full time job at the point of moving in? i plan to temp if i haven't yet secured one, and have money saved for the bond, rent, bills etc.

Also, what checks does a landlord/letting agent make prior to you moving in and how long does it take on average from finding a place you want and moving into it? (for sake of argument, lets say flat would be 'available now'/ empty).

  1. Basically to rent a private flat ideally you would have a permanent job. However, if you have a joint contract with your boyfriend who is full time employed this might not matter, but you may need someone to sign a guarantor form ie a parent, just to say that if you didnt pay your rent they would accept responisbility. I had to do this because I was a student at the time.

    The letting agency that I went throught (Chamberlains) did a credit check on me, which I passed although to be honest my history isnt the best so the checks cant be that strict.

    Depending on how quick the credit check goes through and if you pay your deposit with a bank card or cash rather than cheque, you could be moving in within a week.

    Good luck. Remember to do a full inventory of any furniture in the property and record the condition of the property inf ull before moving in, take photos in necessary as landlords often try to scam you out of your deposit.

I'm a landlord.  I want tenants who are honest and honorable who will pay me on time.  If that is you, i don't care about your temporary lack of a job.  Show me that you are absolutely going to be getting a job. I will check you credit.  "No credit" is actually excellent credit because it means you haven't ruined it yet.  I will call some friends or family to see if you are a nice person.  Sometimes you can move in the same day i meet you if you are ready. /

  4. You do not need a full time job to rent a property but it is advantageous. You may be required to name a guarantor who will be liable for your rent if you don't have a job (or you could just put the tenency in your boyfriends name?) so you could put your parents names down.

    Some landlords/agencies do credit checks which baisically means you filling out a form with lots of information about your previous address etc

    Other landlords ask for references for example and employment reference or your last landlord's reference.
