Need to know how to get mortgage co. and banks to pay us for past due apprasials.?

Universal Real-Estate Inc. Owes us $1,250 form 2005.

Lending Group Owes us $75 from 2005.

Greenlink Owes us $75 from 2005.

Delta Mortgage Owes us $350 from 2005 They actualy said "since the loan did not go through you don't get paid."

Fifth/Third Owes us $100 from 2005.

They just refuse to pay and laugh at us when we call to collect.

Please can somebody help us find a way to make them pay what they owe, without it costing us more than we are owed.

At this point you are probably going to have to write these off as bad debts, since half of these companies are likely out of business. In the future, collect cash at the door on all of your orders.

Did the banks hire you or did the borrowers hire you?  I'm surprised you did not collect the appraisal money up front before doing the appraisal.  If the banks hired you, you should have a claim there.  I guess I would need more info. to fully understand the situation.  This is outside my business expertise but I have mortgage experience from yrs. past and if they ordered the appraisal from your company, you must have the order that you can take to small claims court or something?
