Nervous Landlord...advice????

I know I am not cut out for being a landlord because I am NOT good with being stern and more businesslike...(I tend to be very tenderhearted)...anyway, due to several months of problems that have not been resolved I plan to give a month-to-month tenant notice today, however, I am VERY nervous...I am worried she will retaliate and make it troublesome for me to show the property...can you give me any advice as to how to handle this...I have to do this today because it is the 1st. I am planning to send a certified letter and put a letter on the door.

  1. No advice, but good luck. I wouldn't watch "Pacific Heights" right now, though.

If you are uncomfortable dealing with the situation, and you have not had much success dealing with the tenant, hire a professional so you protect yourself and your property.  Informed tenants sometimes do take advantage of owner/managers who are not up on the legal aspects of property leasing.

    Next time, do your due diligence and find yourself a great tenant.  Require a full lease agreement, credit check, and background check. And ask the prospective tenant applicant to pay for the checks.  

  3. If you are that nervous pay an agent and get things done professionally.  Doesn't sound like you are cut out for it and they could save your shirt and/or save endless hassle.

  4. Wait until she is gone to show the property.

  5. If you need to evict her just hire an eviction service.   It will cost 600 bucks, they all charge the same.   This way you do not have to be stressed at all and everything will be done legally and correctly.

    I hate confrontation too.    But, I tell myself they are taking food from my babies, and that is enough to get me to do what I have to do.
