  1. Summerlin is a huge master planned community.  People enjoy it there.  The taxes are the same as anywhere else.  For a house of 1600 sq ft it is about $1800 a year or more.  But in Summerlin you have an LED to pay and if you are in a gated community that is another fee on top of the Summerlin Community fee.

School are nice there but there are several private schools including a Hebrew, Catholic, and non-sectarian (Meadows).  The weather is like the rest of Vegas HOT (over 100 in summer) but the rest of the year is fantastic.  You seldom need to wear a coat in the winter.  Safety is the same as anywhere in Vegas, not great due to all the SOB's who drop in from places like LA.

You may also want want to look at the planned communities of The Lakes and Piccole Ranch which are side by side to Summerlin.

  2. I live in Summerlin and can tell you it's a great place to live. It is upper scale here ... we don't even have a Walmart. There are no state or city income taxes ... only Federal. Schools may leave a little to desire but still not bad. Summerlin is the safest community around. It does get hot and it can snow a bit in the winter though it probably won't stick .. we are up a bit from the valley. People are pretty nice here. It really isn't a bad place to raise a family though the kids won't be outside much in the summer .. too hot.

  3. Very right. no state or city taxes. Rarely snows in the winter. Hotter than heck in summer, though a little cooler than right in the LV valley. Schools in most of Nevada suck. The schools are a victim of politics. Nevada in general is in a constant budget crisis, and here in Nevada the first to get hit is education, since there is very little as far as skilled trades here. I mean you don't need much of an education to work in a casino and make the state more money; we don't pay state tax here because the casinos take care of that.

The one thing that you will find out about Nevada in general is that most of the people that are here with any type of good education, got there education somewhere else — not all, but most. The town I live in there are only 2 doctors that grew up in Nevada, and most everybody else with an education grew up back east. Heck, my degree was earned at Western Michigan University!

I am not trying to tell you not to move here, but if you don't have some form of education it is very hard to make money. I make $75K+ a year, but the per capita income where I live is only around $12k a year.

I lived in the LV valley for a while, and the cost of living dang near killed me, so I came to Northern Nevada.
