New Business Near Washington University.?

I am seeking to rent a street level, commercial space with 350 to 500 square feet near the campus of Washington University. I have searched craigslist and looked all over. If anyone has any connections with a great space, I would appreicate any advice. I plan to open in August, this is getting close to my deadline.

I would alternately look at the Delmar loop. I think it gives you the best option of good traffic from Wash U. and many other sources. As the economy slows, higher visibility will be increasing important along with access to bus lines and foot powered transportation.
