I am right beside Grant county and lease bonuses are not too good in Grant. The offer you received is normal as for a 3/16ths royalty and a 3 year primery term. I would counter the bonus and try for more. It would have helped to know who offered the lease but from the offer you received I am certain it wasn't from a lease broker and was from a valid operator or agent there of. The clauses you mentioned are normal terms but they can be negotiated also.
