Question:

Okay,which one these two properties is best for a horse farm?

I know I already asked this, and thanks so much for all your great answers, but it seems that every opted for the second, and third option.

So, with a budget of $300,000, including the property, which one do you guys think would be the best choice? Thanks for all your support

Again, I would have to put in a decent amount of work on both before moving the horses there!

The first mentions 60 tillable acres.  The second makes no mention of how much is tillable.  Part of this will depend on how many horses you are going to be dealing with.  Look at what is available for pasture.  What will produce hay.  What will be involved in fencing for the horses.  Will you be building barns, or trying to use what is there?  What about water for the horses, especially in winter?  Which area will most likely remain rural the longest?  Just some things to consider.  It is pretty hard to make a recommendation without actually seeing the properties.

    As far as the houses, the second looks like it will require more work such as painting and general fix up, but either looks suitable.  

  4. The first looks like it needs A LOT of work on the house, but if you have the skills & funds, it might be worth getting it inspected & appraised.  The second on I don't know, the rooms sound really small & there was just something about it that didn't catch my eye.

    As for both of them, neither said if they were fenced for livestock, whether there are any out building, water sources, etc.

    I suppose you could look at either of them, but be sure to have an inspection done AT YOUR OWN EXPENSE....Do NOT rely on the bank or ???? to provide a fair appraisal or unbiased inspection.  Also, I would never purchase a home in the summer months.  I would wait until winter where you can see the house & property when it rains.

    Have you checked the property taxes & insurance on each one yet?  How many people & how many horses will be living there?

    So far I see 3 pieces of property with a lot of potential, especially if you like doing remodeling & hand work.

  6. Hands down, the third one.  The house is newer.  More outbuildings.  However the real selling point....commercial use of the property is allowed.

    At this point in your life, you may not see any use for commercial property.  However at some point, you might wish to sell farm produce, give riding lessons, put up an arena, sell antiques, have a Christmas tree farm...the possibilites are endless.  

    With the commercial zoning, that makes it completely flexible property.

    Just to let you know, the flowers in the second listing are simply lovely.  They are lupines.  They naturalize and spread like crazy.  They are toxic to horses.

  7. i like the second one cause of the land, it would be worth sumtin in the future, but its alot of land to take care  off unless u have a good size tractor of cutting the grass, i would go with the first one

  8. *jaw drops*  Holy c**p, I'm moving to Maine!  These properties are DIRT cheap!  :O

    OK, recovering from shock...to answer your question, I like property #1 better.  The second one has more acerage, but heck, 93 acres is almost overkill!  You'd have your own riding trails, but the first property looks rural enough that I don't think finding riding trails would be a problem.

    GORGEOUS locations, with some work either one of them are going to be awesome.  Best of luck!

  9. OMG! Land is soooooo cheap!!!!!  1 acre in Las Vegas NV is at least 300,000.00$$ I like the 2nd one.

    The 1st  is under repair. So are you to finish or is it going to be finished by the time you buy?? It looks unliveable. The 2nd house looks in much better condition. Look for the best house, NOT land. Your land will be a bouns, but the house is what will make it or break it. If the house is falling apart there is not much that could be done but to rip it all out & redo. But that does & will cost a lot of $$$. I think you should go look at the houses & see what home is in the best shape. Both of them are very old & will always have to be kept up.

  10. Wow i like them both! The second one seems to have a nice space for pasture and a place that you can build a barn but i didn't really read about them. I wish i could find that much land for that cheap in NC!!
