See the question through the eyes of the potential customer. This techniques is very powerful even though it is not easy to learn because our visual imput fools us into thinking our lives are separate. I used this method when I was selling in a large territory and increased sales 80% in 18 months.

Rapport. establish it with the customer, relate to something they like or do, As an example, you are in their office and you see that they have a sailboat picture on the wall, relate to that and talk about when you went sailing with your grandfather , just weeks before he passed...that establishes a rapport, and a personal relationship with the customer.
