On average, how much does it cost to build a 2 car garage?

My husband and I are looking into buying a house in northern Ohio but it doesn't have a garage.

How much would it be to build one on average? I don't need electric and water etc included...just the frame (nice and sturdy of course) and cement and the door and opener?

  1. When I estimate for other people I always figure $55/sq. ft. on garages.  So a 24 x 24 garage would then cost about $31,000.  

    If you intend to do most of the work yourselves (pour the slab, frame the building, install doors, etc I would plan on spending about $15,000.  

    If you buy a cheapy Menard's package and pour the slab yourselves and wire a couple outlets (need one for the opener) yourselves I would plan on spending about $10,000.

Costs are generally $35-45 per square foot.  The smallest possible double car garage is going to be 18w x 22d, for 396 square feet.  That range is 13,860-17,820.  This, of course, is assuming you're paying a company to build it for you and want it to be really nice, permitted and all that.  If you just want something sturdy and you're building it yourself, you could probably come in under $5,000 with no windows or luxuries.
