  1. You can only redeem the property right before the sale is held.  Once it is on the auction block, it is going to a new owner.

    Start packing.  


  2. No, unless you go to the sheriff's sale and buy it for the highest bid.  That means you will need to have CASH to do so, and I'd venture you're quite short of that commodity.  Once it has gone through the sheriff's sale (and any redemption period has passed) the house is gone.

  3. depending on your state law, you may have 1 yr to make up the

    arrears.
