PAINTERS:: How much would you charge to paint a 22 room house? I think 4,000 sq ft

How much would you charge to paint a 22 room house?? Most rooms are medium sized,, i believe it maybe 4,000 sq. ft.. Half of the room need primered first because of thick bright paint. How much would a professional charge and just in general. Thanks in Advance!!!

Painters often charge $250-$300 per room, for one coat of paint - no primer.  I would think that the minimum you'd have to pay is about $300 per room in your case.  Very expensive job.  Also depends on the ceiling height.  High ceilings are more.  And, how much molding and doors and windows there are in each room and if the molding and trim is the same color paint as the room or a different color.  Depends on lots of things but you're talking about a lot of money.

22 rooms and only 4000 square feet!!! Those are very small rooms.  Did you include closets?  The problem is that painters can base their price on sq feet that they have to paint.  4000 sq ft is the footpront of the house and gives no Idea for how high the walls are and how many there are.  Plus there would be additional charges for places that need more brush work rather than roller.

Its difficult to give an estimate on a home without being there to look at it. There are so many variables that go into pricing a paint job. Here are a few examples of what a paint contractor considers when looking at a job. What are the condition of the walls. What brand of paint do you want to use. How many coats of paint do you want. Do you want different finishes on walls,ceiling,trim,doors,etc. What are the color schemes through out the home. Are there any open areas in the house requiring scaffolding or ladders. Any wallpaper installation or removal. As you can see there's a lot to pricing a home. Maybe you can get 3 or 4 reputable contractors to come out and take a look at your place. Most contractors will not charge you for estimating your house.
