Me and my finace just applied for apt. we are currently one year with current apt but leaving cause rent is raising if we sign lease. we have a broken lease from 6 years ago but good standing at this apt we have been with for 1 year. the apt did a credit check on the 5th but then called our current apt complex yesterday the 10th. If we were going to get denied she wouldnt have called our current apt for verification after checking credit right? do u think she saw the broken lease? I still see it on my experian credit report so did she? will we get approved? Thanks

  1. Hey, either they saw it or they didn't; either they will rent to you or they won't.  What I mean is, this is completely out of your hands so why worry about it, you'll know the answer one way or the other pretty soon and there is nothing you can do to affect it.  

    There is a very good chance they did see it (though with 6 years of history they may rent to you regardless, thinking that something from 6 years ago may not be so important), so you'd better have (or make) a backup plan ASAP, in case they don't rent to you (plan may be something like apply at a few other places, ASAP, or decide to accept the rent raise and stay where you are), beyond that don't kill yourself worrying about stuff you can't control.

    PS - I'll bet you do get approved if you have 6 years of good history, but it could go either way.


  2. When you give a person permission to run your credit report,it shows whatever is on your report. There is not a special credit report for apartment managers.

    Do you have documentation or pictures to back you up. Why did you break your lease before?? Was it a valid reason, i.e. noisy neighbors, repairs were not made, roommate walk out of you and you could not afford to pay the full rent by yourself, etc.

    If you just moved out because you found a better deal, that is not a valid reason.

    Most of the time people do not change their habits--she is researching to see if you had a valid reason.
