Please help, I am renting a house and I live in Arizona.?

Saturday night my AC unit broke and I called the manager in charge of the company I rent from Sunday morning. He told me he would call his home owners insurance company and they would call me to schedule a repair. They did not call all day Sunday. It is now Monday at 530pm and I have called him twice today and he has not returned my calls. I have still not recieved a call from the home owners insurance company. It is over 100 degrees here and I am dying. What can I do, what are his legal responsibillities?

  1. Home owners insurance does not usually cover replacement of an A/C unit unless it is destroyed in some type of casualty.  You may be getting the run-around.

    Online you can read the landlord/tenant act for AZ.  I'd expect it requires repair/replacement within 48 hours but don't know that for a fact.  If that is true, it will tell you how to proceed and then be in line for payment by the landlord.


  2. Instead of dying have it repaired/replaced yourself, and let the owner reimburse you.  Get one of equal value though.

  3. In AZ a landlord has to provide heat but not AC. I know what your thinking but its true. if your really dying, and i know what you mean call someone out to look at it and see how much its going to cost. when he said insurance company he may have been referring to home warranty. once you get someone out call him back and say its going to be X amount of dollars and since you wont return my calls I'm going to fix it and deduct it from next months rent. see how long it takes to return that phone call.
