Pls guide regarding the valuation of a residential property in Kirti Nagar, New Delhi, India?

Our residential property is in kirti nagar, which is under dispute in court for equal partition...we need to prove the market value of the said property in the court...the counterparty is misusing the difference in the circle rate values and the market values and claiming that the registered sale deeds of similar properties in the areas are the real indicators of the market value..which is actually just 20-25% of the real market value...HOW CAN WE PROVE IN THE COURT THE ACTUAL MARKET VALUE OF THE COURT THROUGH SOME DOCUMENTS WHICH SHALL BE VALIDLY ACCEDPTED AS EVIDENCEIN THE COURT ?

We had requested the court to let the property go in public action. The counter party has shown some earlier court judgements wherein it was held that the right of the first buy goes to the counterparty. Accordingly they want to misuse this right through valuing the property at circle rates or registered sale deeds of similar properties, which obviously is low in nature.

  1. contact a valuer registered under in-come tax act or panel valuer of banks.

    they will give you the proper valuation. they will give three valuations. the open market value, the fair market value & forced sale value.
